Guide to Renting
Holding Deposit
To secure a property and take it off the market we take a one week holding deposit which is put towards your full 5 week deposit that you pay when you move into a property.
This is passed on to our referencing company who also provide a rental guarantee to our Landlords on all our properties.
Putting Forward Your Offer
Once you have paid your holding deposit, your offer will be put forward to our Landlord. In most cases, this offer should be acceptable and you will be able to proceed with your application. If the Landlord rejects your offer we will refund your monies in full.
Referencing
All applicants are required to provide their references within 48 hours of putting down a holding deposit.
We require:

Two forms of ID (e.g. passport and driving licence)

3 Payslips

3 Bank Statements

If you are self-employed you will need a letter from your accountant plus your end of year certificate

Landlord reference

Employee reference

Students will need a guarantor - in this case we take the normal referencing documents from the guarantor. Once we have all of your documents we will process them the same day and let you know whether they are acceptable.
Contracts and Moving-In
Before you move in, contracts will need to be signed. You will then need to pay the balance which is 5 weeks deposit (less the holding deposit) and one month's rent in advance. We will then arrange to hand over your keys.
