Fees Structure

Our landlord fees, inclusive of VAT, are payable upon the completion of a letting:

Example based on £1000 PCM rent:

  • Let Only: 10% of annual rent = 12% (inc VAT) £1,440 (inc VAT)
  • Let and Managed: 15% of annual rent = 18% (inc VAT) £2,160 (inc VAT)
  • Management Only: 5% of annual rent = 6% (inc VAT) £720 (inc VAT)

Inventories

Thorough property inventories are essential. Our pricing for check-in is as follows:

  • Studio/1 Bed: £160 (Unfurnished) or £175 (Furnished)
  • 2 Bed: £175 (Unfurnished) or £200 (Furnished)
  • 3 Bed: £200 (Unfurnished) or £225 (Furnished)
  • 4 Bed: £225 (Unfurnished) or £250 (Furnished)
  • 5 Bed: £250 (Unfurnished) or £300 (Furnished)

Check-out inventory prices:

  • Studio/1 Bed: £120 (Unfurnished) or £115 (Furnished)
  • 2 Bed: £130 (Unfurnished or Furnished)
  • 3 Bed: £150 (Unfurnished) or £135 (Furnished)
  • 4 Bed: £175 (Unfurnished) or £165 (Furnished)
  • 5 Bed: £200 (Unfurnished) or £170 (Furnished)

Note: Extra charges of £10.00 apply for additional rooms such as reception rooms, conservatories, utility rooms, bathrooms, garages, and sheds.

Legal Requirements for Property Lettings

Ensuring compliance with legal requirements is crucial for landlords:

  • Gas Safety Certificates: Mandatory every 12 months. Cost: £85 (inc VAT).
  • EICR (Electrical Installation Condition Report): Required every 5 years. Cost: £169 (inc VAT).
  • Energy Performance Certificates: Required every 10 years. Contact us for pricing.

Cleaning

If needed, we are happy to arrange a professional clean for a Property before a Tenant moves in. This varies in price depending on the size of the property and the amount of work hours needed.

Client Money Protection

We are a registered member of the UKALA Client Money Protection Scheme. This is a client money protection scheme to ensure your money is handled in the correct manner.
